Friday on Five Points: RTD, City want ideas for 29th & Welton project

The view of Denver’s historic Welton Street corridor these days is dominated by exploding development in the form of cranes.  One yet-to-be-developed plot is the parking lot at 29th and Welton.  Five Points Business District executive director Tracy Winchester joined “First Take with Lando and Chavis” to discuss plans for the location.

“The key piece of this development is affordable, for sale condos,” said Winchester.  ”We’re looking at a minimum of (a quarter) of the units to be set aside for (persons or families earning) 80 percent of the area’s median income level ($44,900 for a one-person household or $64,100 for a four-person household).”

A community meeting we held last weekend, which Winchester says was attended by neighbors and other business owners on Welton.  ”For the first floor – ground level, we heard ideas ranging from retail to a cultural space to extend the exhibits seen at the Blair-Caldwell Library (at 24th and Welton),” Winchester said.

The lot is owned by the Regional Transportation District, and the development is a joint initiative with the City of Denver Office of Economic Development.  The RFQ (Request for Qualifications) is expected to go out this month (April).
